Local Dispatch Profile: Washington, PA

Washington is the Washington County seat and the reason the county carries the name: roughly 13,000 people across 2.92 square miles, about 1,178 feet up, and nicknamed Little Washington to keep it distinct from the capital. It is home to Washington & Jefferson College and to Pony League baseball. As a county seat it holds a denser professional and retail core than its size suggests. Arrival is usually 15 to 30 minutes.

Coverage Detail

What We Cover in Washington

Where we travel, what the property mix looks like, and what to tell us when you call.

Washington is 2.92 square miles wrapped around a courthouse square, on a plan laid out in 1781 that had its original name scored out in ink and replaced by hand. It is dense and walkable in the core and residential within a few blocks of it. Tell us which side of the business district you are on.

Typical Properties

A genuine mix. The core holds 19th-century brick commercial buildings, county offices, and the college campus; the surrounding blocks are older single-family homes and converted multi-unit buildings. Expect heavier locksets and panic hardware on the institutional and retail doors, and original cylinders on the residential ones, often painted over through many repaints.

Access & Dispatch Notes

On-street and metered parking in the centre, driveways a few streets out. The city is small enough that internal distance is never the problem; the constraint is that the core is busy on court days. ZIP 15301 covers the city, but give us the street and the nearest cross road as well.

Frequently Asked Questions

Washington FAQs

Quick answers for Washington customers.

Why is it called Little Washington?
To distinguish it from Washington, D.C. Locals use the nickname constantly. The city is the seat of Washington County, which was carved out of Westmoreland in 1781.
What was the place called before it was Washington?
The French labelled the area Wissameking, meaning catfish place, as early as 1757. When the county was established, the first election was held at a site called Catfish Camp.
How did the city end up with the name Washington?
David Hoge laid out the lots immediately after the legislature acted in 1781. His plan carried the name Bassett, alias Dandridge Town, and before the plot was recorded the old name was struck through with ink and the word Washington written above it.
When was Washington County created?
By an act of the Pennsylvania General Assembly passed on 28 March 1781, which named Catfish Camp as the place for holding the first election. The city has been the county seat ever since.
Who settled the area?
Immigrants from Scotland and the north of Ireland, together with settlers from eastern and central Virginia, beginning around 1768 — a good few years before the county existed.
What is the college in town?
Washington & Jefferson College, inside the city. Student rentals turn over on an academic calendar rather than the calendar year, which is why we ask whether a unit is occupied when you book a rekey.
Do you handle county and office buildings?
Yes — suite keys, master-key charts, and restricted keyways, surveyed before we quote. A courthouse-district building usually shares a common entry, so tell us whether your door opens off the corridor or directly outside.
